What We Find Most Often
Evaporator fan motor failure. One seized fan out of four cuts capacity far more than a quarter, because the coil ices behind the dead fan and blocks the rest of the face area.
Contactor and relay wear. Pitted contacts drop one leg of a three-phase supply. The compressor single-phases, draws locked-rotor current and trips the overload.
Undersized or overloaded circuit for the real duty. A box asked to pull down warm product every day was often specified for storage, not for recovery. Capacity is measured under the real load before anyone recommends new equipment.
Expansion valve or metering problems. A TXV with a lost bulb charge, a plugged screen or a flooded coil produces unstable superheat, liquid returning to the compressor and poor box temperature.
Defrost interval set for the wrong load. A schedule that was right when the box was installed is wrong once door traffic or product volume changes. Ice returns whatever parts get replaced.
Why the Symptom Is Not the Diagnosis
What the box is doing and why it is doing it are two different questions. The second one is answered with instruments.

- What the box is actually reading now and what it should be reading
- Where the equipment sits and whether a lift or roof access is needed to reach the condensing unit
- The refrigerant type, if it is shown on the data plate

How a Service Call Runs in North York
